JLL Selected to Manage Brown University Health 4.5M SF Portfolio Across Rhode Island, Connecticut and Massachusetts

JLL will manage and optimize Brown University Health’s 4.5M SF portfolio across 150+ properties and six hospital campuses in RI, CT, and MA. The assignment includes strategy, brokerage, and data-driven planning, according to a Feb. 12 JLL release.

Brown University Health has engaged JLL to lead portfolio strategy and transaction services for a healthcare real estate network totaling approximately 4.5M SF across more than 150 properties in southern New England. The assignment spans six hospital campuses and a broad mix of clinical, administrative, academic, and outpatient locations throughout Rhode Island, Connecticut, and southeastern Massachusetts.

Roughly 2.3M SF of the system’s footprint consists of off-campus facilities, with another 2.2M SF located within major hospital campuses. JLL will provide systemwide portfolio planning, brokerage, transaction execution, and advanced data analysis to evaluate asset performance and future space requirements. The work is intended to align real estate decisions across care delivery, workforce needs, and operational priorities while supporting long-term growth.

Healthcare organizations are increasingly consolidating real estate oversight as systems expand and integrate services across multiple markets. Centralized strategy allows providers to assess utilization, improve geographic access, and manage occupancy costs while adapting to changes in care delivery models, including shifts toward outpatient and community-based settings.

JLL’s healthcare advisory team will apply market intelligence and portfolio analytics to review existing locations, identify optimization opportunities, and support acquisitions, dispositions, and leasing activity as needed. The engagement also includes transaction management to coordinate execution across the region.

Brown University Health operates as an integrated academic health system anchored by major hospitals and affiliated medical, behavioral health, and specialty care providers across the three-state footprint. Real estate planning plays a critical role in supporting clinical coordination and long-term system planning.

According to the news release from JLL, the engagement includes a comprehensive portfolio optimization effort designed to align the organization’s real estate assets with current operations and future system needs.
