The Focal Point Community Campus in Chicago’s Little Village neighborhood is advancing to its second phase of environmental remediation following nearly a year of initial site preparation work. The 30-acre development at 3201 West 31st Street is being led by Saint Anthony Hospital in partnership with the Chicago Southwest Development Corporation.
Tecnica Environmental Services has completed the first remediation phase, which involved removing 44,000 tons of contaminated soil from the former industrial site near the Chicago River. The work also included locating and extracting multiple underground storage tanks, demolishing foundations from previous structures, and completing partial site grading in preparation for future construction activities.
The second remediation phase awaits approval from the Illinois Environmental Protection Agency before commencing this year. Once environmental cleanup concludes, construction can proceed in stages, beginning with a 12-story hospital tower containing 126 beds. HDR is serving as the design firm and continues refining plans for subsequent development phases.
The broader campus vision includes medical office buildings, parking facilities, green space, a sports field complex, retail shopping plaza, utility plant, sports center, and vocational school. Total project costs exceed $600 million. Earlier schedules indicated a 2026 hospital groundbreaking with potential completion in 2028, according to YIMBY.
