Greenhouse At I-10 Medical Office Building Trades In West Houston

Marcus & Millichap has closed the sale of Greenhouse at I-10 Retail Center, a 14,000 SF medical office property on Katy Freeway in Houston. Excel Urgent Care occupies about 4,000 SF, and the private buyer intends to occupy the remaining 10,000 SF for a medical use.

A private investor has acquired Greenhouse at I-10 Retail Center, a 14,000 SF medical office property at 19304 Katy Freeway in west Houston. Marcus & Millichap brokered the transaction.

Joseph Jaques, Alex Wolansky, Ron Hebert and Gus Lagos handled the assignment out of the brokerage’s Dallas and Houston offices. That team represented the seller and identified the buyer. Both parties are private individuals.

Excel Urgent Care occupies roughly 4,000 SF of the building under an existing lease. Approximately 10,000 SF sat vacant at closing, and the incoming owner intends to occupy that portion for a medical use. Acquisitions structured this way allow a practice to control its own fit out scope, occupancy costs and expansion timing rather than negotiate those terms with a landlord.

Its two acre site falls within a stretch of the Katy Freeway that has absorbed sustained residential and retail development. Houston Methodist West Hospital and Texas Children’s Hospital West Campus both operate in the immediate area. National restaurant brands including Shake Shack, CAVA, Tim Hortons, Pluckers Wing Bar and Tacodeli have filled in around the surrounding blocks.
