Corewell Health breaks ground on 118-unit Karl and Patricia Betz Resident Physician Living Center in Grand Rapids, addressing acute housing shortage for medical trainees. The mixed-use complex at 648 Ottawa Avenue opens June 2027, offering flexible leasing for residents amid 8,000-unit rental deficit.
Corewell Health has commenced construction on the Karl and Patricia Betz Resident Physician Living Center, a 118-unit mixed-use housing complex adjacent to its Grand Rapids medical campus designed to address acute housing shortages affecting physician recruitment and retention. The facility, scheduled to open in June 2027 at 648 Ottawa Avenue, represents a strategic workforce investment aimed at easing relocation burdens for resident and fellow physicians while encouraging long-term practice commitments in Michigan.
The project is anchored by a leadership gift from Karl and Patricia Betz, longtime Corewell Health philanthropists who have supported West Michigan operations and Helen DeVos Children’s Hospital for nearly three decades. Kelly Dyer, president of Corewell Health Foundation West Michigan, emphasized the gift’s lasting impact on physician workforce development and talent attraction to the state.
Grand Rapids and Kent County face severe housing constraints documented in recent needs assessments, with the city projected to experience a rental unit deficit approaching 8,000 units by 2027, representing a 48.9 percent increase since 2020. Market-rate rentals currently operate at 97.1 percent occupancy, exceeding the 94 to 96 percent range considered healthy in balanced markets and creating significant barriers for incoming medical professionals.
Dr. Candace Smith-King, vice president of academic affairs for Corewell Health in West Michigan, characterized residency as a critical career phase where housing insecurity adds substantial stress, particularly for physicians unfamiliar with Grand Rapids or those relocating with families. The complex will offer studio through three-bedroom units with flexible short-term and long-term lease options accommodating varied rotational schedules and financial circumstances.
Amenities include on-site parking, conference facilities, study areas, and commercial retail space designed to foster community connections among residents. Corewell Health’s approach positions housing as a recruitment and retention benefit, mirroring strategies employed by the nation’s largest and most competitive health systems while supporting the organization’s goal of retaining Michigan-trained physicians following graduation.
