The Louisville City Council approved the final development plan for AdventHealth’s 371,600 SF replacement hospital at Redtail Ridge. The opening phase covers a five story hospital, a 62,000 SF medical office building and a helipad on land the system acquired for $34 million.
Final development plan approval marks the point where a hospital project leaves land use review and enters construction documentation and permitting. AdventHealth reached that point in Louisville, Colorado in early August, when City Council members signed off on plans for a five story, 371,600 SF hospital at Redtail Ridge.
Program in the opening phase covers roughly 150 inpatient rooms, operating rooms and an emergency department, paired with a 62,000 SF medical office building and a helicopter landing pad. A later phase would enlarge the hospital and add a second medical office building. Sequencing of that kind is common on replacement hospital campuses, where an owner entitles the full build out early and then releases construction packages as volumes and capital allow.
Staffing plans call for about 500 hospital employees across all shifts, with another 50 to 60 people at the medical office building. Around the clock operation, helipad approach paths and emergency department access each carry design consequences that get resolved during permitting rather than during entitlement.
Site commitments run alongside the building program. Roughly 63 percent of the property is to remain open space, landscaping and pedestrian amenity area, planted with about 400 trees and close to 4,000 low water species.
Redtail Ridge itself covers about 400 acres north of U.S. 36 near Monarch High School, master planned for hospital, medical office, light industrial, commercial and office uses. An industrial building and a life science building are moving through earlier stages of city review, according to Colorado Hometown Weekly coverage of the council meeting.
AdventHealth is replacing its Avista hospital at 100 Health Park Drive in Louisville. The system acquired its Redtail Ridge parcel near the start of 2025 for $34 million.
