Regional One Health has released renderings for a roughly $1 billion replacement hospital at 495 Union Avenue in Memphis. Plans show 600,000 SF, 315 beds and two helipads, consolidating seven aging Jefferson Avenue buildings into one facility. Shelby County has committed $500 million.
Renderings released August 5 give Memphis its first detailed look at the replacement hospital Regional One Health intends to build at 495 Union Avenue, on ground once occupied by the Commercial Appeal newspaper building.
Plans describe roughly 600,000 SF holding 315 beds and two helipads, with expanded trauma and burn capacity, a larger emergency department, and a neonatal intensive care unit built around private rooms. Consolidation shapes much of the program, since seven separate structures at the existing Jefferson Avenue campus would be replaced by a single facility.
Regional One operates the only Level 1 adult trauma center in West Tennessee, treating more than 12,000 trauma patients annually in a building originally sized for roughly 4,000.
Regulatory groundwork is largely settled, according to Regional One Health. Tennessee’s Health Facilities Commission cleared the relocation in March 2026, and demolition at the Union Avenue site began in June. Design work is expected to run 18 to 24 months, followed by a construction period of about four years.
Shelby County acquired 495 and 492 Union Avenue for $23.9 million in January 2025 and has committed $500 million toward the roughly $1 billion budget. Covalus Allworld manages the program, HDR leads design alongside Self + Tucker Architects, brg3s, METICULOUS and Cornerstone, and Memphis Healthcare Builders, a joint venture of Turner Construction, Flintco, Nickson General Contractors and Fifer & Associates, holds construction management.
