NYU Langone turned a vacant Patchogue big box store into a surgical center

NYU Langone Health has opened a 54,000 SF ambulatory care center at 196 East Main Street in Patchogue. Inside a former Burlington Coat Factory, six operating rooms and multispecialty practices now extend surgical services from NYU Langone Hospital Suffolk into Suffolk County.

Patchogue has gained a major healthcare presence in its downtown core, where NYU Langone Health has begun treating patients at a newly opened outpatient facility. The health system transformed a long-vacant retail building into a surgical and specialty destination, advancing an effort to bring hospital-grade services closer to Suffolk County residents.

Surgeons affiliated with NYU Langone Hospital Suffolk now perform procedures at the site that previously required travel to an inpatient campus. Advances in surgical technique and anesthesia have steadily moved many operations into ambulatory settings, a trend that health systems nationwide have embraced to expand capacity and convenience. Care available at the location spans general surgery, urology, orthopedics, hand surgery, podiatry, plastic surgery, gynecology, and pain management, while multispecialty physician practices share the space to ease referrals between providers.

Adaptive reuse of aging retail buildings has become a frequent strategy for health systems seeking visible, accessible sites without a ground-up construction timeline. A busy commercial corridor situates the practice within a setting already familiar to the community, and local artists contributed to the interior in a nod to the character of the village.

Beyond this project, NYU Langone Health has committed to additional Long Island growth, including a planned academic medical center in Melville and an ambulatory surgery center in Manhasset expected to open later this year, according to the health system.

The center occupies 54,000 SF at 196 East Main Street in Patchogue, New York, on the former Burlington Coat Factory site, and contains six operating rooms operated by NYU Langone Health.
