North Beverly Family Medicine has opened at 48 Dunham Ridge in Beverly, MA, leasing 3,070 SF of custom-built medical space at the Cummings Properties campus.
An independent primary care practice has established itself at a North Shore business campus, adding to a growing concentration of healthcare tenants in Beverly’s Route 128 corridor.
North Beverly Family Medicine is now seeing patients at Dunham Ridge, a 500,000 SF mixed-use campus offering office, laboratory, technology, and medical space with access to Beverly, Salem, and surrounding communities. The practice is led by Lisa MacVane, MD, who is board-certified in family medicine and holds WPATH certification as an LGBTQIA+ provider. Before entering medicine, MacVane worked as a firefighter and paramedic.
Primary care practices occupying purpose-built medical suites within business campuses represent a distinct model from traditional medical office buildings or hospital-adjacent clinical space. At Dunham Ridge, MacVane’s suite was constructed from raw space, configured specifically for the operational requirements of a family medicine practice with dedicated exam rooms, office areas, and patient-care zones.
Dunham Ridge already hosts a range of healthcare and wellness providers, including Coastal Clarity Audiology, Northeast Health Services, OI Infusion, Synergy Sports Medicine, Beth Israel Lahey Health at Home, and others. Proximity to Beverly Hospital has been a consistent factor in healthcare tenants selecting the campus.
MacVane’s path to Dunham Ridge began through a residential real estate transaction. John Grey of J Barrett brokerage assisted her in purchasing a home and subsequently represented her in lease negotiations with campus owner Cummings Properties. Steve Drohosky, executive vice president at Cummings Properties, noted J Barrett’s longstanding relationship with Cummings Center as context for the introduction, according to the Boston Real Estate Times.
